Design Stage 3

Once all the sub-consultants feedback is in, key items such as heating appliances, joinery and structure are confirmed we co-ordinate the information into the overall design.

 

The drawings are advanced with much more detail so you can make final tweaks and approve the design and the Quantity Surveyor can confirm the project cost.

We usually have 2-3 client meetings through Design Stage 3 as we discuss unexpected clashes and approve the design. 

​

Subtle changes to the design are still happening but at the completion of Design Stage 3 we aim for the design to be frozen as changes after this point are time consuming. 

This is a reasonably straight forward step in the process as we prepare:

  • Water, Electricity, Gas,Waste Water and Stormwater Layouts

  • Final Foundation Plans

  • Final Framing Plans

  • Final Elevations

  • Bracing Plan and Calculations

  • H1 Plan and Calculations

  • Midfloor Framing Plans

  • Roof Framing Plans

  • Roof Plans

  • Final Cross Sections

  • Landscaping Plan integrations

  • Interior Details

  • Final 3D Renders are presented

If the budget has been a significant constraint a Quantity Surveyor final measure will be arranged to ensure we are continuing within your financial means. This gives us guidance on a fair Main Contractor price and often can assist the Main Contractor's material measurements for a shorter tender period.
